Project Manager
Position Summary
The Construction Project Manager is responsible for planning, coordinating, and overseeing all phases of residential and/or commercial construction projects from pre-construction through project closeout. The Project Manager ensures projects are completed safely, on schedule, within budget, and in accordance with contract documents, company standards, and client expectations.
Key Responsibilities
Project Planning & Management
- Manage multiple construction projects simultaneously from inception to completion.
- Develop and maintain project schedules, budgets, and resource plans.
- Coordinate pre-construction activities, including permitting, procurement, and subcontractor selection.
- Review plans, specifications, contracts, and project requirements.
- Identify and mitigate project risks and develop contingency plans.
Budget & Cost Control
- Prepare and manage project budgets and cost forecasts.
- Review and approve subcontractor invoices, purchase orders, and change orders.
- Track project costs and maintain profitability goals.
- Analyze cost variances and implement corrective actions as needed.
Construction Operations
- Coordinate and supervise subcontractors, vendors, and field personnel.
- Ensure construction activities comply with plans, specifications, building codes, and safety regulations.
- Conduct regular site visits and project meetings.
- Monitor project progress and resolve construction issues promptly.
- Manage project documentation, including RFIs, submittals, change orders, and punch lists.
Quality & Safety
- Promote and enforce company safety policies and OSHA requirements.
- Ensure quality standards are maintained throughout construction.
- Coordinate inspections and ensure successful project closeout.
- Verify completion of punch-list items and warranty documentation.
Required Qualifications
- 5+ years of project management experience in new construction.
- Strong understanding of construction methods, scheduling, budgeting, and project controls.
- Experience managing subcontractors and vendor relationships.
- Proficiency with BuildPro construction management software and Microsoft Office Suite.
- Valid driver's license.
